Happy Home Communities will look to acquire 2,000 mobile home spaces in it’s first two years. The group will focus on the Western U.S., but will also consider high yielding opportunities in the southeast and the mid-west. 

The acquisition criteria will be as follows:

  • $7.5 million+ purchase price

  • High 5% cap rate or higher

  • 100+ spaces

  • 3+ stars and up (or very high two star with immediate upside)

  • City water and sewer

  • Limited number of park owned homes

  • Double wide homes in community preferred

  • B/B+ area or better

  • Located within a major MSA
